Many investors make the mistake of trying to “time” the market and only buy “at the very bottom.” However, this is a strategic mistake for a number of reasons. First of all, investors that wait for the bottom often miss it, as the only way to definitely find the bottom is with hindsight. I can say with relative certainty that we here in Phoenix are at, or at least very near the bottom, and likely are now bouncing along the bottom as we speak. I say this for a number of reasons, too much to type here, but I am always more than happy to discuss the data, extrapolate its meaning, and give you my perspective if you give me a call. Secondly, you should be buying for CASH FLOW. . . not appreciation. Our truly passive TurnKey product provides clear and identifiable returns as our homes are leased, so our investors know exactly what their returns will be. Trying to time the market isn’t prudent, buying a great passive cashflow investment home with known returns should be the ultimate goal to building long term wealth.

Outside of investing in our great passive cash flowing properties, the topic I find our investors wishing to discuss the most is the pace of our recovery here in Phoenix. Although I, nor anyone else, can predict with absolute confidence the exact timing and breadth of our recovery. . . I AM CERTAIN IN THIS: PHOENIX WILL RECOVER. Based on fundamentals, I would argue that Phoenix is in a much better position for expeditious recovery than some of our other hardest hit markets (. . . ahem. . . . Las Vegas. . . Detroit). We are the 6th largest city in the Nation, 300+ days of sunshine a year, affordable residential and commercial real estate, and a business friendly political environment. When?. . . and . . . .How Much? are questions no one can answer. And although my opinion, as well as many of our investment partners’ opinion differs. . . we all agree on one thing. — Phoenix will recover, and it maybe sooner than everyone thinks.
